2.      Full-Service Property Management: For just half of one month’s rent upfront (the other half               goes toward your annual management fee), we provide full-service management, including:

o    Rental Property Evaluation: Extensive research to maximize your rental income.

o    Professional Marketing: Listings with HD photos pushed to MLS, Zillow, Realtor.com,                          Apartments.com, and more.

o    Tenant Screening & Placement: A rigorous screening process ensures we place the best tenant.

o    Lease Execution & Enforcement: We draft attorney-approved leases and ensure compliance              with local, state, and federal regulations.

o    Rent Collection & Accounting: Online rent collection with real-time reporting via our Owner’s            Portal.

o    Ongoing Maintenance & Inspections: Coordination of necessary repairs at the best rates,                   routine inspections, and 24/7 emergency maintenance support.

o    Evictions (if necessary): We handle the entire eviction process, ensuring compliance with legal           requirements.

o    Security Deposit Administration: Properly held and processed to protect your investment.

Simple & Transparent Pricing

·         Lease-Only Service: 1st Month’s Rent (Includes marketing, tenant screening, and lease            execution) After this you take over.

·         Full-Service Property Management: 50% Leasing Fee | 10% Monthly Management Fee             $300 Renewal Fee

·         Portfolio Management (4+ units): 50% Leasing Fee | 8% Monthly Management Fee |                $300 Renewal Fee
